PLAN
To take your idea to the critical planning phase, we develop more detailed design concepts and scale plans, together with full design and build budget estimates. Our team of in-house experts in our offices in London are able to provide clients with an accurate 3D ‘walk through’ of their new home to help them make those last-minute, but crucial, design decisions.
Detailed planning application documents are developed, using our extensive experience and negotiating power with local councils to ensure the process runs as smoothly and quickly as possible.

Architects are accredited professionals specialising in the design of buildings and developments, with a focus on technical drawings and plans. They are required to work with regard to public safety, and often oversee projects. The work of an architect can generally be split into the categories of design, documentation, and construction.
BUILD
Once a project has the go ahead of planners and clients we will provide detailed technical plans which meet all legal obligations and allow for accurate construction costs to be submitted. We will obtain fixed prices from selected contractors and organise contracts on behalf of clients.
Whilst some of our clients choose to manage the construction of works themselves, many have opted to use us to co-ordinate every aspect of the build, from managing builders and consultants, to monitoring the progress of building works through to successful delivery. We have a great track record in keeping projects on course and on budget with an unfaltering attention to quality and detail.

Planning consultants are qualified experts in property development and management, with specific knowledge in the field of planning permission. Though the role of a planning consultant can vary greatly, their work generally consists of advising, planning, and consulting within the fields of planning applications, planning appeals, planning enforcement, planning objections, housing economics, and property development.
When the planning officers tackle your application, it will be stronger with a planning consultant vs architect to act as an agent for you. One reason for this is that if your application is likely to be refused, you will have a chance to withdraw or appeal. Planning departments avoid appeals as much as possible, as it is a lot of extra work for them. They like to avoid this because they tend to be stretched to capacity and somewhat under-staffed.
In cases with agents where they recommend refusal, it will very likely go to appeal, whereas if the applicant is also the agent they would expect it to be withdrawn, so that the application can be amended and resubmitted prior to determination.
A planning consultant knows which findings to challenge, so planning officers are more cautious and responsible when a case has a proper agent. If they need to recommend refusal, there would have to be a very good reason.
Some councils give much of their caseload to junior officers, and refusals are easier for them providing they are withdrawn and not appealed. [Some councils have abnormally high refusal rates, whereas if the council has more experienced planning officers – and good rapports with planning consultants – their refusal rate can be well below the average council rate.].
Also; some councils are very hard to get through to on the phone, and not be particularly helpful when you do. Even if you have a more approachable council, they will only have a few minutes per caller (or talk with too much jargon which may not be clear.) A planning consultant can guide you carefully regarding your local policies and will not rush you at all.
Next they will plan your route while carefully observing local policy guidelines. They can also indicate the maximum planning potential for feasible development, should you wish to go beyond your original idea to add more value to your property.
